Eastport vs. Downtown Annapolis: Which Neighborhood Is Right for You?
Vibe: Maritime Village vs. Colonial Capital
Eastport vs. downtown Annapolis is another one I get asked about a lot, usually by people who’ve fallen for the boats, the brick sidewalks, or both, and can’t quite decide which lifestyle fits. Both are walkable, both are steeped in water and history, but day-to-day living feels pretty different in each one.
Vibe — Eastport: quirky, small-town, maritime community. Downtown Annapolis: historic, energetic, colonial charm.
Water Access — Eastport: surrounded on three sides, 3 marinas & yacht clubs. Downtown: harbor views, water taxis, small private wharves.
Walkability — Eastport: bikeable, tree-lined streets to downtown via the Spa Creek Bridge. Downtown: extremely walkable, Main Street & City Dock steps away.
Housing — Eastport: 1920s cottages, Craftsman bungalows, Cape Cods. Downtown: colonial-era brick rowhouses & townhomes.
Eastport
Cross the Spa Creek Bridge and you’re in what locals half-jokingly call the “Maritime Republic of Eastport” the neighborhood actually declared independence back in 1998 during a bridge closure protest, and it still flies its own yellow flag today (you’ll see it on close to three out of four houses). It’s a boating town first: three marinas, weekly sailing races, and a lifestyle built around the water. Underneath the fun and games, it’s genuinely close-knit, neighbors know each other by name, and the dogs get treated like local celebrities. Housing runs from 1920s cottages and Craftsman bungalows to the occasional Cape Cod, mostly on quarter-acre lots with real yards, which is rare this close to the water in Annapolis.
Downtown Annapolis
Downtown is the postcard version of the city, 300-year-old brick streets radiating out from Church Circle, the Naval Academy a few blocks away, and Main Street humming with restaurants, bars, and boutiques most nights of the week. It’s extremely walkable, but parking is tight and garages are rare, so plenty of residents just leave the car and walk everywhere. The homes are true historic properties, which means gorgeous architecture but also strict preservation rules — renovating here is more of a labor of love than a weekend project. You’re paying for the history and the location as much as the square footage.
What You’ll Pay: A Quick Market Snapshot
Both neighborhoods sit well above Annapolis’s overall median home price (still hovering around $650,000–$700,000), but they get there in very different ways.
Median Sale Price — Eastport: ~$750,000. Downtown Annapolis: ~$1,075,000.
Typical Price Range — Eastport: ~$240,000 (condos) to $6.2 Million (waterfront). Downtown: $599,900 to $12.5 Million.
Median Single-Family Price — Eastport: ~$1,053,800. Downtown: ~$2,067,500.
Market Driver — Eastport: marina access, water views, small-town character. Downtown: historic pedigree, walkability, Naval Academy proximity.
Eastport’s Market
Eastport gives you a little more breathing room than you’d expect for a waterfront neighborhood this close to downtown. Condos start in the low $200,000s, one of the more approachable entry points on this side of the bridge, while single-family homes median right around $1 million. Waterfront homes with real marina or creek frontage push well past that, up toward $6 million at the top end, but the in-between price points show up here more often than in a lot of Annapolis’s other water-adjacent neighborhoods.
Downtown Annapolis Market
Downtown carries a real premium for the history and the address. The median sale price sits above $1 million, and single-family homes push past $2 million once you factor in the historic mansions and waterfront properties that come up for sale. That said, there’s genuine range here too condos and smaller townhomes can still land under $700,000, so it’s not exclusively a high-end market, just a wide one.
So which one is right for you? If you want a boating lifestyle, a real sense of community, and a little more yard space, Eastport is hard to beat. If you want to walk out your front door into 300 years of history with restaurants and nightlife at your feet, downtown is where you belong.
